How to Order Pre-Designed Home Plans

When it comes to creating a home, the process can become a long and complicated journey. State of Mind Designs strives to create an easy and pleasurable experience for selecting and purchasing pre-designed home plans. This online inventory ranges in square footage, number of bedrooms, bathrooms and garage options.

The State of Mind Designs’ collection of pre-designed house plans feature unique Lowcountry style architectural elements designed by the creative minds at Pearce Scott Architects. These plans include a complete set of construction documents and technical details to construct a quality home of your dreams.

State of Mind Designs’ pre-designed home plans include a complete set of construction documents. Here’s a sample of what’s included:

  • A cover sheet with drawing index and plan information
  • Architectural floor plans
  • Exterior elevations
  • Building and wall sections
  • Details (i.e. column, eave, rake, brackets, window and doors)
  • Electrical plan fixture layouts

The downloadable documents are in PDF format.

The PDF would be either 24×36 in size or 30×42 (rare). To have it printed true to scale, you will need to send to a print shop.

If you wish to make changes to the design that would require manipulation of our electronic files, we relinquish those files directly to Architectural Overflow for liability and design control. The finished product you would receive from them would also be in PDF format.

Building codes and other compliance requirements vary depending on where you plan to build. It’s highly recommended that you consult with a local structural engineer or other qualified construction professional to review the pre-designed home plans and ensure they meet local building codes.

The details included in the pre-designed home plans meet the local building codes pertaining to Bluffton and the surrounding areas regarding hurricane requirements. In most areas outside of the Lowcountry these may not be a requirement which is why it is best to contact your local engineer.

An official seal from an engineer or architect is often required to obtain a building permit. Whether or not your plans require an official seal by an architect or an engineer depends on the building department of your city, town or county.

If you are building outside of the Lowcountry, your first step should be to consult with a qualified engineer, contractor or architect. Architectural plans used in the Lowcountry will be stamped with Pearce Scott Architects’ seal.

State of Mind Designs’ house plans contain all of the documentation and drawings for the house to be built in many locations. However, it’s vital that you consult with a local professional to ensure that the plans are appropriate for your site, taking into consideration engineering, geological and environmental concerns that may impact the home. You will need to engage a structural engineer or architects in order to design the foundation plan as foundations and soil conditions vary greatly around the country.

Square footage is broken down between heated and unheated space per floor. The heated space is calculated from the outside of the exterior walls. On the second floor, the unheated attic space may be broken out.

State of Mind Designs owns the copyright of the pre-designed home plans and has defined specific ways in which the plans can be used. Our Re-Use Agreement allows a one time build on a specified lot. If you would like to use the plan more than once, you must pay additional Re-Use fees.
Yes! For homeowners living outside of the Lowcountry, these home plans can be modified by Architectural Overflow, LLC, the architect of record for home plans worked on by their firm.  For more information, contact: For those with plans to build within Beaufort County SC, home plan customization must be executed by Pearce Scott Architects, the architect of record on plans that are developed out of their office only. Our team is familiar with the processes, compliance, neighborhood requirements, and unique aesthetic of the Lowcountry.
